Recently I've purchased house advertised by Century 21 Award in Rancho Santa Margarita agent as pristine and meticulously maintained. I paid premium price for this house. Shortly after escrow closed I found out that house had multi-year mold damage, slab leak, faulty drainage, faulty electrical wiring, etc. None of that was disclosed during escrow by seller , real estate agent or house inspector. In addition termite certificate of completion has been issued while house was still fumigated and numerous section 1 damages were not repaired. I filed complain with the Structural Pest Control Board and inspector Greg Adams verified my complaints. As a 67 years old woman who thought she was purchasing her dream house to retire in I was clearly very distraught. State inspector came and confirmed my complaint and contacted extermination company to perform repairs. However as I'm finding out, there is no penalty for termite extermination contractor not to do the job and to issue certificate of completion alleging that work is done as long as they are willing to conduct repairs once customer complains to Pest Control Board. That is not right. There should be penalty for issue of false certificate of completion and for incomplete termite inspection report, especially when those documents are used to transfer ownership of the property to a buyer.

I submitted a complaint with the Structural Pest Control Board regarding DAV Termite and Pest Inc. DAV is selling services but they don't have a contract that matches what they are selling; they ask customers to just "trust them." That is a violation of their license but the Structural Pest Control Board doesn't seem to be doing anything about it. It's been months and they have not responded to my complaint.

This is just an update. IT turns out that issuing fraudulent certificates of completion by the Pest Control company is not illegal even if this fraudulent certificate of completion is used to close escrow. There is no penalty for the pest control company for issuing fraudulent certificate of completion and for not identifying major issues in pest control report. I thought the pest control owner will be loosing his licence but I was wrong.So if you are a real estate buyer do not be surprised if documentation you get is fraudulent.

What a crazy time we have had with these rats. We own an 12 town house complex in Sacramento. We live in Chicago but we own a few buildings here. We have had this rat problem as far as I can remember and have tried to get rid of them at least 20 times over the last 20 years. and finally with some hard work and persistent Structural Pest Control got rid of them finally. At least they got rid of 90% of them. We thank you more then you know ! !

It is answer phones, get paid, protect criminals.
